All occupants over the age of 18 may be required to be referenced.

For all new Tenancy Agreements signed after the 1st June 2019 the following fees may be charged during your tenancy, all fees are inclusive of VAT

£50 - per change/amendment of tenancy clause at tenant's request (novation or variation of contract) on ongoing tenancy

3% - above Bank of England base rate interest on all rent arrears

£50 - change of occupier/sharer

£ - at cost loss of keys/security device. The tenant will be liable for all locksmith costs, replacement lock/keys and supplying new keys to the Agent/Landlord

£ - Early release fee – at the Tenant’s request. The tenant will be liable for the Landlord’s reasonable costs to re-let the property and all rent due under the terms of the tenancy until a new tenancy starts. The cost will not exceed the maximum amount of rent outstanding against the tenancy.

Company or Commercial tenancy only

£400 - Administration and referencing costs

£120 - Tenancy renewal fee

£ - Early release fee – the tenant will be liable for Landlord’s re-letting costs and all rent due under the terms of the tenancy until a new tenancy starts

For all tenancy agreements signed before the 1st June 2019 fees shown in your Tenancy Agreement will be applicable until 1st June 2020 unless your agreement is renewed prior to that date (the exception to this are referencing/re-referencing fees shown as they will no longer be charged after 1st Jun 2019)

Holding Deposit

Once your verbal offer to apply for a tenancy has been accepted you will be required to pay a Holding Deposit. The Holding Deposit is equivalent to one week’s rent and this becomes payable immediately upon acceptance of offer to reserve the property in your favour (nb a property will not be held without payment of a Holding Deposit)

The holding deposit is non-refundable in the event of any of the following:

  • 1. You or any relevant person or Guarantor decline to proceed with the tenancy
  • 2. You fail the Right to Rent check
  • 3. You provide a false or misleading statement for referencing purposes
  • 4. You do not enter into a tenancy agreement or confirm a moving date within 15 days ("deadline for Agreement") of this payment
  • Nb: you may have the option to enter into a written agreement to extend this deadline if it is agreeable by all parties

In the event of passing referencing and entering into a successful tenancy you are agreeing to these funds becoming part of your first month's rent; the balance of the rent and your deposit (equivalent to 5 weeks rent) will remain payable prior to the commencement of the tenancy.
